Maintenance Coordinator

Requirements:
• Previous experience in property management, maintenance, leasing, or similar, with knowledge of relevant laws/statutes.
• Strong leadership, critical thinking, organization, customer service, and time-management skills.
• Excellent verbal and written communication.
• Proficiency in Appfolio software and other basic computer apps.
• Detail-oriented, professional, and friendly demeanor.
• Ability to work independently and collaborate effectively within the team.

Scope of Work:
• Handle the entire work order cycle, from reception and troubleshooting to scheduling, dispatching, and communication with tenants.
• Collaborate with property managers for owner approval and follow-ups post-completion.
• Vet and approve new vendors.
• Manage vendor relationships, ensuring timely actions on approved tasks, and handle the invoicing and billing processes.
• Manage the vendor matrix list and vendor performance.
• Manage move-out and six-month inspections, ensuring completion and processing.
• Track and oversee all work orders and issues monthly, ensuring completion and cancellation of non-essential tasks while setting up inspections for the following month.
• Manage pre-move-out procedures for tenants.
• Review and create Statements of Work (SOW) for property/tenant move-in surveys from third-party vendors.
• Monitor turn work to ensure timely completion.
• Foster strong relationships with tenants while seamlessly integrating within the internal team.
