Work Schedule: Mon-Fri, 9am- 5 pm AEDT AU DAYSHIFT

Availability: ASAP
The Daily work will include but not be restricted to:
Cleaning management:
Communicating guest check-in and checkout details with our cleaning department
Coordinating early checking’s and late checkouts with cleaning department
Communicating feedback from guests to the cleaning department
(We use Turno at the nt)
Maintenance Management
Report any maintenance items through our maintenance system
Contacting contractors to fix urgent maintenance issues
Scheduling maintenance such as window cleaning and lawn mowing and informing
cleaners and guests
Platform Review Management
Writing and posting Airbnb reviews and responding to guest reviews
Documenting feedback from guests and suggesting improvements based on the
feedback
Revenue Management
Reviewing nightly rates and making adjustments based on our revenue management
system
Offering guests to extend their stay to fill up calendar gaps
Marketing & Sales
Managing and updating our CRM system with guest contact details
Updating and improving marketing channels
Sending out marketing emails to our list of approved guests
Turning inquiries into bookings by actively following up with leads
Guest Journey:
Check ID incoming
Notify us of anyone who hasn’t completed ID check
Guest communication
Pricing
Pricing adjustment using our strategies
Collect Bonds and Pet Fees
Issue invoices at times
Basic accounting to help bookkeeper
Keep track of, order and maintain inventories
Social Media:
Listings:
Use information given and photos to create listings
Required Skills:
Candidate should have excellent communication skills.
Previous experience in short term rental businesses
Candidate should have prior experience in Airbnb.
Past experience working with Australian clients
Basic book-keeping knowledge
Experience in social media management
Must have access to speedy Wi-Fi
Must be able to respond quickly to guest communications
Must be analytical and be able to interpret data
Be able to use Property Management software
Should be patient, courteous and organized
Must be proficient with technology
Must be systems orientated
Must be able to follow online videos to construct online systems and documents
Must be detailed orientated
Tools/CRM: MAILCHIMP, G-SUITE, G-DRIVE, XERO, SOCIAL MEDIA PLATFORMS HOSTFULLY
