Property Maintenance Director (Work From Home)

We are seeking a highly skilled Property Maintenance Director for a full service property management firm. The successful candidate will oversee the maintenance operations for the property portfolio, ensuring the highest standards of quality service to the property owners and residents. This role requires a strategic thinker with excellent leadership qualities and a proven track record in property maintenance.
Responsibilities:
- Develop and manage the maintenance budget, ensuring cost-effective and efficient operations.
- Coordinate all incoming work orders, assess and prioritize tasks requiring immediate attention, and assign them to the appropriate vendor or contractor.
- Manage and expand relationships with contractors and vendors to ensure quality services and cost-effectiveness.
- Develop and implement comprehensive maintenance strategies for the company's properties.
- Maintain accurate records of maintenance activities, performance and costs.
- Stay updated on industry trends and best practices in property maintenance.
Qualifications:
- Strong leadership and interpersonal skills with proven experience in property maintenance management.
- Proficient in budget management and cost control; able to negotiate contracts and ensure cost-effective service delivery.
- Excellent verbal and written English proficiency for effective communication through phone calls, text messages, and emails.
- Exceptional organizational, problem-solving, and decision-making abilities.
- Project management skills to coordinate and oversee maintenance projects.
- Capable of managing multiple work orders and additional responsibilities simultaneously.
- Proactive approach to staying updated on industry trends and best practices.

- You MUST be residing in the Philippines and available during regular U.S. business hours. This is not a job that can be partnered with your other full-time job.
